Basically, there are three options that exist for a family wanting to change homes:

buy a completed home with possible renovation

build a new home or

extend or renovate the current home

The decision as to what is optimal is different in each case. For example, a growing family may be unable to extend their current property to their requirements because council regulations may not allow it. They may wish to purchase a larger home in a better area for better schools. In this case, it is often viable to buy an older property and renovate. A standard renovation's cost is $55,000 (involving minimal structural work, painting, replacing kitchens and bathrooms), however, this all depends on the house and what the owners desire. However, if the house is very old and has never been renovated, the renovation may even cost $150,000.

Knocking down the old house and building a new home is also a viable option, however, a standard home these days costs approximately $10,000 per square. Many of the large builders quote figures below this , however, by the time you sign the final contract you may be paying in excess of $10,000 per square - that is, you will discover many 'extras' you were not expecting. Home building can be costly, so as your house builder we give you the choice as to the level of our involvement - that is, we can do EVERYTHING for you from home design to building construction to landscaping; or we are also flexible enough to just look after one aspect of the building construction eg up to lock-up stage (you can then employ your own contractors to finish off the house inside).

Kitchen replacements including appliances cost between $7,000 (laminex) to anything up to $30,000; Bathroom replacements cost at least $6,000 by the time your replace the toilet, bath, shower, mixers, vanities, tiling etc

There are also additional costs associated with landscaping a property, concreting a driveway could cost around $12,000
Small items like lighting can cost between $55 per downlight (including an electrician's labour) to thousands of dollars. In purchasing an older property you may have to re-wire the entire property. It is often wise to order a property inspection before purchasing a house, because a renovation that looks harmless may have hidden costs that will cost you triple what you budgeted.
